Complete tear-out and rebuild of a dated second-floor bathroom including hidden rot repair, full waterproofing, plumbing corrections, new tile, and finish work coordinated around a family still using the home.

  • Full gut demo of tile, drywall, vanity, and fixtures down to studs and subfloor
  • Subfloor section replaced after demo revealed moisture damage and soft spots around the toilet flange area
  • Shower pan built to slope with Schluter Kerdi waterproofing membrane carried up walls to full wet-zone height before any tile set
  • Supply lines rerouted for new valve placement; existing galvanized drain section replaced with PVC to clear a slow-drain issue found during demo
  • Exhaust fan ducted to exterior through soffit with insulated duct run to prevent condensation in the joist bay
  • Floor tile set on Ditra uncoupling membrane over patched subfloor for crack isolation, with consistent grout joints carried into the shower threshold
  • Vanity scribed to fit against an out-of-plumb wall; plumbing trim centered on the new countertop cutout
  • Trim, paint, and silicone detailing completed last to keep finish surfaces clean through the tile and fixture phases

Plumbing modifications inspected per local code. Ventilation routed to exterior per IRC mechanical requirements.
